Anchoring the western end of Newark Ave in Downtown Jersey City, this 77,000 sf mixed building will have 45 apartments, a 20 car parking garage, 3,800 sf of retail space fronting on three streets and a rooftop with gym, playroom, about 1,800 sf of green roof and 3,000 sf of roof deck with views across DTJC and to Manhattan. The residential building is being constructed with panelized cold form steel bearing walls supporting a deep concrete metal deck floor system. Lateral forces on accounted for within the cast in place concrete surrounding the elevator and stair cores. The bearing walls are transferred out at the 2nd level with a 20 inch thick cast in place concrete transfer slab. Due to the poor soil conditions a deep foundation system consisting of driven steel piles and concrete grade beams were used to support the loads from above.
